For starters, it is a good idea to find a real estate agent to represent you in your purchase.  Since this is going to be your biggest purchase you should make sure that someone is looking out for you.  Real estate agents are specially trained to watch out for your best interests, while keeping abreast of the latest guidelines.  By representing you, the agent is paid by the seller, so it will not cost you to have them work on your behalf.

Typically, your agent will be able to refer you to a reliable mortgage professional.  There is typically a relationship between agents and certain mortgage professionals that has been formed through years of working together.  This unity is based on trust that the mortgage person will take care of the agent's client in hopes that they can work together again in the future.  Such relationships take time to build and in a business based largely on referrals, mortgage professionals take it very seriously.

You will want to talk about your budget and what you are comfortable spending.  Sometimes what you qualify for and your comfort zone are two different things.  If this is the case, simply share your concern and let them find the numbers that work best for you.  What you don't want is to have financial stress in your new home.
