How Does a Fremont Foreclosure Work? |
In today's economy, the worst since the Great Depression of 1929, more and more Fremont homes are falling into foreclosure.
According to the Mortgage Bankers Association (MBA), the U.S. is "embroiled in the worst foreclosure crisis in recorded history. In 2007, more than 14% of subprime borrowers are defaulting and prime borrowers are beginning to follow suit."
Many Americans refer to themselves as 'homeowners'. Most 'Fremont homeowners', however, do not unconditionally own their Fremont home ... they, in effect, borrow it from a lender (or a number of lending institutions).
If Fremont homeowners fail to make the monthly payments specified in the mortgage agreement, the lender has the legal right to repossess and sell the house in a process referred to as 'foreclosure'.
Foreclosure is usually not an option Fremont homeowners choose. The homeowner is most often a victim of job loss, increased credit card interest rates, illness, divorce or necessary relocation.
Nor is foreclosure a simple process: the lender cannot simply evict the Fremont homeowner and take possession. Various state laws and regulations protect both parties from unfairness and fraud.

Fremont Real Estate Tips - Sell Short, Refinance, But Try to Avoid Foreclosure |
Every day, more people are headed closer to foreclosure, and toward the day they may have to leave their home. What should you do if you are soon to join the people getting a foreclosure notice?
First and foremost, you should forego the natural human tendency to freeze and do nothing. Face the problem head on and prepare, for hours and hours, weeks and weeks of making phone calls and writing to people who may be able to help. Don’t think it’s too late to do anything, as long as you are residing in the home; you probably have some opportunity to keep your home.
People facing foreclosure in Fremont have more avenues to pursue than they might realize, for instance they have more options than (pay up or move out) that many Fremont homeowners think is their only choice.
Potential solutions include:
- Negotiating a Loan Modification. - Refinancing the loan. - Have a Fremont agent List the home for a possible "short sale." - Selling the home to an investor. - Declare bankruptcy.
Short sales, are where the lender agrees to accept less than is owed on the home, to avoid the expense of a foreclosure-typically are handled by Fremont real estate agents, which at least takes some of the pressure off of a stressed homeowner. Many professional Fremont Realtors are completing more short sales these days and have many buyers looking for bargains, though the process can be slow and frustrating.

Do you have "ICE" (In Case of Emergency) programmed in your phone?
In case of emergency (ICE) enables first responders, such as Fremont paramedics, firefighters, and Fremont police officers, to identify victims and contact their next of kin to obtain important medical information. One of the difficulties faced by Fremont emergency personnel is how to locate a contact person for a victim who is unconscious, deceased or otherwise unable to speak for themselves. Even if a victim is carrying one or more forms of identification, this information often does not contain a name of whom to contact in the event of an emergency. It is suggested that anyone with a cell phone program an ICE number in their address book. Just add ICE to your cell phone address book and add a number of a family member or friend. Alternately, a person can list multiple emergency contacts as "ICE1", "ICE2", etc. Contrary to several chain email warnings, ICE is not something that Fremont emergency personnel will rush to look for the instant they arrive at an emergency. After emergency care is provided and the scene is safe, personnel can search a cell phone for an ICE contact number to locate a trusted friend, next of kin or another person who needs to know the victim is in need of help. Another chain email warns that cell phone users will be charged for an ICE number. This is incorrect. The ICE contact information is simply put in a cell phone address book just like any other number. Programming an ICE number in your cell phone should never be used in place of carrying written emergency information on you; in your wallet, purse or pocket. In the event of an accident, your cell phone can easily be separated from you and if you have critical medical issues, this information needs to be readily available to emergency personnel. Be careful. Be safe!
